What is a Property DEED?
A property deed is a signed legal document that is used to transfer the ownership of real property. By using the property deed instrument, the current owner of a property can legally grant ownership of the property to a new owner.
A property deed needs to be notarized and filed with the Maricopa County Recorders office to show you are the legal owner of record for a property.

Types of Property Deeds
Special Warranty Deed: A special warranty deed is a legal document that transfers ownership of real property from one person to another. The seller of a piece of property only warrants against problems or encumbrances in the property title that occurred during his/her ownership.
General Warranty Deed: A general warranty deed is a legal document that transfers ownership of property from a seller to a buyer with the highest level of protection. The seller guarantees that they have the right to sell the property and that the property is free of any debts or liens from the past or present.
Quit Claim Deed: A quit claim deed is a type of deed used to transfer the title of a property from one person (a grantor) to another (a grantee) without any guarantees or warranties. It is often used for transferring properties between people who trust each other, such as family members, or for correcting a mistake on the title. A quit claim deed only transfers the ownership interests of the grantor, not the mortgage or any other obligations.
Beneficiary / Survivorship Deeds: A beneficiary deed is a type of deed that transfers property to a beneficiary. Most deeds transfer property in the present. In contrast, a beneficiary deed can be used to make arrangements today to pass down property in the future. More specifically, you can use it to transfer property to your beneficiary only in the event of your passing.
Contract for Deed: A contract for deed, also called a land contract, is a legal agreement for the sale of property between a buyer and seller, alternative to a mortgage. When a homebuyer agrees to a contract for deed, the buyer holds the title on the home while the buyer makes payments until a predetermined amount has been paid, at which time the property deed is officially transferred.

After you have your Deed in Arizona It will need to be notarized.

- Notary will wait for signing participant(s) up to 10 minutes from the scheduled session start time before waiting time/cancellation or reschedule policy goes into effect.

- Reschedule: $25.00 Reschedule Fee
- Cancelled without rescheduling: 50% cancellation fee deducted from refund.
